discovery.com, really? From ESO's press release (http://www.eso.org/public/news/eso1227/):
The team used the CRIRES instrument on the Very Large Telescope (VLT) at ESO?s Paranal Observatory in Chile. They combined high quality infrared observations (at wavelengths around 2.3 microns) [At infrared wavelengths, the parent star emits less light than in the optical regime, so this is a wavelength regime favorable for separating out the dim planet?s signal.] with a clever new trick to tease out the weak signal of the planet from the much stronger one from the parent star.
This method uses the velocity of the planet in orbit around its parent star to distinguish its radiation from that of the star and also from features coming from the Earth?s atmosphere. The same team of astronomers tested this technique before on a transiting planet, measuring its orbital velocity during its crossing of the stellar disc.
Lead author of the study Matteo Brogi (Leiden Observatory, the Netherlands) explains: ?Thanks to the high quality observations provided by the VLT and CRIRES we were able to study the spectrum of the system in much more detail than has been possible before. Only about 0.01% of the light we see comes from the planet, and the rest from the star, so this was not easy?.
The majority of planets around other stars were discovered by their gravitational effects on their parent stars, which limits the information that can be gleaned about their mass: they only allow a lower limit to be calculated for a planet?s mass. The new technique pioneered here is much more powerful. Seeing the planet?s light directly has allowed the astronomers to measure the angle of the planet?s orbit and hence work out its mass precisely. By tracing the changes in the planet?s motion as it orbits its star, the team has determined reliably for the first time that Tau Bo?tis b orbits its host star at an angle of 44 degrees and has a mass six times that of the planet Jupiter in our own Solar System.
[...]
As well as detecting the glow of the atmosphere and measuring Tau Bo?tis b?s mass, the team has probed its atmosphere and measured the amount of carbon monoxide present, as well as the temperature at different altitudes by means of a comparison between the observations and theoretical models. A surprising result from this work was that the new observations indicated an atmosphere with a temperature that falls higher up. This result is the exact opposite of the temperature inversion ? an increase in temperature with height ? found for other hot Jupiter exoplanets

It all started with the production of BMW engines. Before cars and motorcycles became a part of the brand, the manufacturer was producing engines for airplanes. They were also working on portable industrial engines that found a relevant market when it came to wartime use. In 1923, the R32 was produced; the first motorcycle under this brand name. Today, the brand is known as BMW Motorrad.
R23
This first model set the standard for production for years to come. It could get up to speeds of around sixty miles per hour and had 8.5 horsepower. The engine, unlike some of the others during this time, featured a wet sump oiling system and was used by BMW until the late 1960?s.
Speed became an important part of the brand as well with Ernst Henne riding a supercharged bike that set a world record in 1937. He was able to drive it over 170 miles per hour. His record lasted for around 14 years, a major accomplishment for the industry and the manufacturer.
World War II
When the war effort needed motorcycles, BMW answered the call. Vehicles were needed that would be able to handle the climate of North Africa and the R75 was able to handle the desert setting better than some of the other competition. With protruding cylinders and shaft drives, the sand and sun were much less of an issue. The motorcycles were so successful that other manufacturers, including Harley Davidson were asked to replicate the style in order to produce more useful wartime motorcycles.
Post World War II
Despite the success of the motorcycles, the brand took a turn for the worst as the war came to an end. At this point, the brand was no longer allowed to produce motorcycles as part of an agreement with Germany at the end of the war. Engineers were being drawn to other countries for their expertise and BMW was starting the crumble. It was not until the ban on motorcycle production was lifted that the brand began to start over.
As Germany was fractured into pieces, so was the brand. On one side, motorcycles were being produced for pubic consumption. On the other side, production was part of the reparation process. Political changes continued to make things difficult and finally, the brand was split into two brands in order to avoid trademark issues.
Late 1950?s
Motorcycle sales continued to decrease sharply during this time but later in the decade, motorcycles began to be exported to the United States. Seeing the potential, it sold its aircraft engine portion of the company and looked for outside financing to keep things running for both the motorcycles and vehicle divisions.
A complete redesign took place in 1970 and changes continue to occur throughout the 1980?s as well. Today the brand produces motorcycles for racing, beginning riders, cruising and off-roading.

A fitness figure competition is an event designed for individuals who are interested in competing in a fitness contest that highlights their physique. The preparation for these contests involves a special diet and rigorous exercise training program.
Initially physique contests for women only included a swimsuit round and a regular model walking round. These contests usually involved women wearing swim suits and high heels. They presented their physiques to the panel of judges and audience present. In the process they also did a series of quarter and half turn routines. It also required the contestants to enact a few physical exercise performances such as aerobics and dance.
In recent years, fitness challenge was devised as a subcategory to the figure contest. This does not involve the usual routines but the participants are judged on their body tone and muscle balance. However the muscles size is not taken into consideration. Other aesthetic aspects considered are makeup, skin texture, hair, and costume. The competitors are also individually assessed on grace, presentation, confidence, and professionalism.
Fitness figure competition is now becoming highly competitive with everyone interested in maintaining a great body. These contests also facilitate a career boost to individuals who are determined and dedicated. There are a few guidelines you should keep in mind if you want to compete in a fitness figure competition.
It is particularly suggested that one needs to be prepared both mentally and physically to undergo the training program that will be required to perform in the contest. If you have the determination to follow this plan, then you should acquire a personal trainer and dietician to plan a strict diet and exercise routine.
The diet needs to be strictly carried out to maintain a low body fat that will highlight your figure. It is very much essential to eat food that is rich in protein, carbohydrates, and fiber. The training needs to be started at least six months before a contest. Furthermore, a fitness contest veteran should be consulted to learn all the various postures and walks required by the competition to impress the judges and the audience.
In addition, using the assistance of a cosmetician will also be useful to decide on the hairdo, makeup, and costume to be worn during the contest. It would also be helpful to attend different contests to get a basic idea of the process and regulations of a contest. This way one can become an audience judge and make precise notes and evaluate each contestant?s performance in the show. This will help in gaining more information on how to enhance one?s own performance.
Fitness figure competition requires preparation time but if proper resources are employed it is possible that you may well be the one to win the competition. You will also improve your health and your physique at the same time.

ESPN has announced that Chris Berman and Trent Dilfer will call the second game of the season-opening Monday Night Football doubleheader, when the Raiders host the Chargers.
The official announcement includes a ?podcast? from Berman, who likely still thinks that term is a reference to the film Invasion of the Body Snatchers, in which he explains how the decision came to be.
?Our president John Skipper, our executive V.P. of production John Wildhack, we were together, and midway through an interesting evening they said, ?We?d like you to call the second Monday night game,?? Berman says.
?I went, ?Now, wow.? There?s something I never really thought about.?? Of course, I?ve thought about calling NFL games my whole life, but given what I do and Sunday duties, the normal ones, and it?s Week One of the season and you get your hands full and we?re all excited and we?re trying to do our best in the studio, etc.? I didn?t see it coming.
?I said, ?I gotta give you guys credit.? So, you understand I haven?t called a football game in a while, although I?ve called many baseball games and U.S. Open golf, etc., etc.? I was really surprised and excited about hearing it, to be honest with you.? Really excited.? It?s nice to be surprised after 32 years, it really is.?
This explanation implies that Berman had done no lobbying whatsoever for the gig.? Which some people will believe, and plenty of people won?t.
To get ready for the regular-season assignment, Berman and Dilfer will handle the Titans-Cardinals game on August 23.
Per ESPN, Berman will host Sunday NFL Countdown on Week One, then fly to Oakland to prepare for the Monday night game.? There?s no specific word yet on who will replace Berman for The Blitz, Berman?s SportsCenter-embedded review of game highlights with Tom Jackson.
And that?s perhaps the real news.? For the first time in a quarter-century, someone other than Berman will get the opportunity to narrate the extended highlights packages from the games of the Sunday that was.? To give up those reins, Berman must have really wanted to get in to the booth.
UPDATE 10:50 a.m. ET:? ESPN spokesman Bill Hofheimer says that the host of The Blitz has not yet been determined.? With Berman absent, Suzy Kolber will host Monday Night Countdown from Bristol.

WASHINGTON (AP) ? They've known the outcome for three months. Now it's time for the nine Supreme Court justices to share it with the world.
Barring some incredibly strange twist, shortly after 10 o'clock in the morning Thursday, Chief Justice John Roberts is expected to reveal the high court's verdict on President Barack Obama's health care overhaul.
Between 400 and 500 people will crowd into the marble courtroom, the only witnesses to a historic moment that will not be broadcast live on television or radio. Some of those hoping for seats already were in line early Wednesday afternoon.
The court is not just passing judgment on a major expansion of the social safety net, designed to cover an additional 30 million Americans with health insurance. It is doing so on the president's signature domestic legislative achievement and in the heat of his closely fought campaign for re-election.
Four major issues await resolution, the most important of which is whether the law's centerpiece requirement that most people have health insurance or pay a penalty is constitutional. The justices also are weighing whether other parts or indeed the entire 2010 law should fall if they strike down the insurance requirement.
Apart from the insurance mandate, the court also is considering the validity of the health care law's significant expansion of Medicaid, the joint federal-state health care program for the poor.
One wrinkle could prevent the court from deciding the fate of the insurance requirement. A mid-19th century law prohibits challenges to taxes until they have been paid. The insurance requirement does not kick in until 2014 and people who pay the penalty won't do so until they file their 2014 income tax forms by April 15, 2015.
The court devoted more than six hours to arguments about these issues over three days in late March. The justices met March 30 to take a vote on the case and sort out who would take the lead in writing the opinions. In a case of this magnitude, the chief justice probably is writing the majority opinion, assuming he is in the majority.
The 26 states and the small business group challenging the law seemed to have the better of the courtroom arguments in March. Conservative justices peppered Solicitor General Donald Verrilli Jr. with hostile questions about both the insurance requirement and the Medicaid expansion.
But the lively arguments, the only time the justices discuss pending cases in public, are a relatively small part of a rather large record ? in this case, a mountain of more than 140 legal briefs.
Whatever the outcome, it seems certain to become part of the campaign between Obama and his Republican rival, Mitt Romney.
Obama could try to make the court itself, or more particularly its conservative majority, an issue if the insurance requirement or the whole law is struck down. For his part, Romney already has said he will try to take advantage of either outcome. If the law falls, Romney said it will show that "the first 3 1/2 years of this president's term will have been wasted on something that has not helped the American people." If the law is upheld, "we're going to have to have a president ? and I'm that one ? that's going to get rid of Obamacare. We're going to stop it on Day One," Romney said.
The case began almost as soon as Obama signed the law on March 23, 2010. Even before the day was out, Florida and 12 states filed the lawsuit that ended up at the Supreme Court. Another 13 states later joined in later.
The heart of the challenge was the claim that Congress could not force people to buy a product ? health insurance.
The administration advanced several arguments in defense of Congress' authority to require health insurance, including that it falls under the power to regulate interstate commerce.
The government also argued that the insurance requirement was necessary to make effective two other undoubtedly constitutional provisions: the requirements that insurers accept people regardless of existing health problems and limit what they charge older, sicker people.
The administration also said that even if the court rejected the first two arguments, the insurance requirement and penalty are constitutional as an exercise of Congress' power to enact taxes. The penalty assessed for not buying insurance functions like a tax, the government said.

An artificial brain that Googlers built with 16,000 computer processors and a nifty algorithm has taught itself to recognize images of cats posted on the Internet.
While cats provide web surfers endless hours of giggles, the feat of the so-called neural network is a serious step forward in the realm of machine learning, the New York Times reports.?
The network is among the largest of its type ever built, thanks in part to falling costs and abundance of computers available for research.?
The Googlers fed their artificial brain 10 million images that were randomly selected from YouTube videos. Given a chance to see a random slice of what we put on the Internet, the machine followed our lead and learned to find cats.
?We never told it during the training, ?This is a cat,?? Google fellow Jeff Dean told the New York Times. ?It basically invented the concept of cat.?
The results show that ?it is possible to train a face detector without having to label images as containing a face or not,? the team notes?in a paper on the research posted on arXiv.org and presented this week at a conference in Scotland.
As we build ever bigger and more sophisticated artificial brains, they could help improve image search, speech recognition and machine language translation ??services that Google provides.

Canadian services provider Rogers Communications Inc. is preparing to fire several hundred workers as part of the company?s cost-cutting strategy brought about as the firm faces fierce competition in the wireless, cable and internet sectors.
According to the?Financial Post:
?New chief financial officer Tony Staffieri is undertaking a review of the company?s multibillion-dollar capital structure in the hope he can trim from the $5-billion a year Rogers spends on contracts with handset makers like Apple Inc. and Research In Motion, Ltd., wireless-equipment providers such as Ericsson AB, and dozens of smaller partners.?
The need to cut costs was verified by spokeswoman Patricia Trott who stated:
?We?re managing costs in areas where it makes sense and continuing to invest in the future.?
Rogers is leaving no stone uncovered as the company examines 375 directors, vice-presidents and high-level sales associates, all of whom have the chance to lose their jobs.
News of more layoffs at the company comes after the organization fired 300 workers in March.
Rogers is being forced to cut jobs as Bell Canada Inc. continues to make inroads against Rogers? television and internet services. According to the company 27,000 customers were lost last quarter while Bell added 18,000 customers.
Despite shrinking TV and Internet sales Rogers still maintains Canada?s largest mobile presence with 9.3 million subscribers.
It?s still not clear when Rogers Communications will fire 300 more workers or from what sectors of the business those workers will come from.
Are you surprised by the company?s turn in fortunes over the last several years?

Most predicted it, and now it's official: Justin Bieber's Believe scored the year's biggest chart debut, selling more than 374,000 copies and blasting the competition on the Billboard Top 200.
Believe — Bieber's fourth album to debut at #1 — slightly edged Madonna's MDNA, which sold 359,000 copies when it was released in late March, to claim the title of year's biggest bow, according to Nielsen SoundScan. It's also the best first-week number any album has posted since Adele's 21 rode a post-Grammy surge to sales of more than 729,000 copies in February.
Bieber's album also sold nearly twice the copies as its closest competition, Kenny Chesney's Welcome to the Fishbowl, which opens at #2 on the chart with an impressive 193,000 copies in its first week of release. Usually that number is more than enough to take #1, but not this week. Fiona Apple's first album in seven years, The Idler Wheel, debuts at #3, selling nearly 72,000 copies, followed by another returning alt icon, the Smashing Pumpkins, who sold more than 53,000 copies of their Oceania to take #4. The "Rock of Ages" soundtrack rounds out the top five, selling nearly 49,000 copies.
Usher, last week's chart champ (and Bieber's mentor), is in at #6 with his Looking 4 Myself album, which sold 48,000 copies in its second week. Adele's aforementioned 21 lands at #7 (more than 47,000 copies sold), followed by One Direction's Up All Night (more than 41,000 sold) and Luke Bryan's Tailgates & Tanlines (nearly 28,000 sold). Rush's Clockwork Angels closes out the top 10, selling nearly 27,000 copies.
Other debuts on the chart include the Dirty Heads' Cabin by the Sea, which opens at #18 with sales of nearly 18,000 copies, "Once" star Glen Hansard's Rhythm and Repose (#21, more than 16,000 copies sold) and the soundtrack to Pixar's "Brave," which bows at #33, with sales of nearly 12,000 copies.
And while the story of this week's Billboard chart is unquestionably Bieber, next week could be a different story. He'll face challenges from both Linkin Park's LIVING THINGS and Maroon 5's Overexposed, both of which could make his reign a short-lived one. Can Bieber make it two weeks in a row atop the charts? We'll just have to wait and see.

ScienceDaily (June 25, 2012) ? Ice samples pulled from nearly a mile below the surface of Greenland glaciers have long served as a historical thermometer, adding temperature data to studies of the local conditions up to the Northern Hemisphere's climate.
But the method -- comparing the ratio of oxygen isotopes buried as snow fell over millennia -- may not be such a straightforward indicator of air temperature.
"We don't believe the ice cores can be interpreted purely as a signal of temperature," says Anders Carlson, a University of Wisconsin-Madison geosciences professor. "You have to consider where the precipitation that formed the ice came from."
According to a study published June 25 by the Proceedings of the National Academy of Sciences, the Greenland ice core drifts notably from other records of Northern Hemisphere temperatures during the Younger Dryas, a period beginning nearly 13,000 years ago of cooling so abrupt it's believed to be unmatched since.
Such periods of speedy cooling and warming are of special interest to climate scientists, who are teasing out the mechanisms of high-speed change to better understand and predict the changes occurring in our own time.
In the case of the Younger Dryas, average temperatures -- based on the Greenland ice -- plummeted as much as 15 degrees Celsius in a few centuries, and then shot back up nearly as much (over just decades) about 1,000 years later.
"In terms of temperature during the Younger Dryas, the only thing that looks like Greenland ice cores are Greenland ice cores," Carlson says. "They are supposed to be iconic for the Northern Hemisphere, but we have four other records that do not agree with the Greenland ice cores for that time. That abrupt cooling is there, just not to the same degree."
Working with UW-Madison climatologist Zhengyu Liu, collaborators at the National Center for Atmospheric Research and others, Carlson found their computer climate model breaking down on the Younger Dryas.
While it could reliably recreate temperatures in the Oldest Dryas -- a similar cooling period about 18,000 years ago -- they just couldn't find a lever in the model that would simulate a Younger Dryas that matched the Greenland ice cores.
"You can totally turn off ocean circulation, have Arctic sea ice advance all the way across the North Atlantic, and you still will have a warmer climate during the Younger Dryas than the Oldest Dryas because of the carbon dioxide," Carlson says.
By the time the Younger Dryas rolled around, there was more carbon dioxide in the air -- about 50 parts per million more. The warming effects of that much CO2 overwhelmed the rest of the conditions that make the Oldest and Younger Dryas so alike, and demonstrates a heightened sensitivity for Arctic temperatures to rising greenhouse gases in the atmosphere.
The researchers zeroed in on the Northern Hemisphere's temperature outlier, Greenland ice cores, and found that the conversion of oxygen isotope ratio to temperature typically used on the ice cores did not account for the sort of crash climate change occurring during the Younger Dryas. It assumes prevailing winds and jet streams and storm tracks are providing the moisture for Greenland precipitation from the Atlantic Ocean.
"The Laurentide ice sheet, which covered much of North America down into the northern United States, is getting smaller as the Younger Dryas approaches," Carlson says. "That's like taking out a mountain of ice three kilometers high. As that melts, it allows more Pacific Ocean moisture to cross the continent and hit the Greenland ice sheet." The two oceans have distinctly different ratios of oxygen isotopes, allowing for a different isotope ratio where the water falls as snow.
"We ran an oxygen isotope-enabled atmosphere model, so we could simulate what these ice cores are actually recording, and it can match the actual oxygen isotopes in the ice core even though the temperature doesn't cool as much," Carlson says. "That, to us, means the source of precipitation has changed in Greenland across the last deglatiation. And therefore that the strict interpretation of this iconic record as purely temperature of snowfall above this ice sheet is wrong."
By the study's findings, Greenland temperatures may not have cooled as significantly as climate headed into the Younger Dryas relative to the Oldest Dryas, because of the rise in atmospheric carbon dioxide that had occurred since the Oldest Dryas.
"You can say at the end of the Younger Dryas it warmed 10, plus or minus five, degrees Celsius. But what happened on this pathway into the event, you can't see," Carlson says. It's a fresh reminder from an ancient ice core that climate science is full of nuance, according to Carlson.
"Abrupt climate changes have happened, but they come with complex shifts in the way climate inputs like moisture moved around," he says. "You can't take one difference and interpret it solely as changes in temperature, and that's what we're seeing here in the Greenland ice cores."
The National Science Foundation and Department of Energy funded the research.

Daniela Bobadilla as Sam Goodson in "Anger Management."
By Cody Delistraty
Charlie Sheen doesn't exactly have the reputation as an actor who's easy to work with. Given his recent history of badmouthing just about everyone related to his former sitcom "Two and a Half Men," it's fair to wonder how the self-proclaimed "rock star from Mars" so quickly rounded up a cast for his ?comeback? show,? ?Anger Management.? Sure, the money and (dubious) notoriety that come with working alongside Sheen certainly help, but some close to him?have chosen to insulate themselves from the harsh realities of Sheen?s not-so-distant past.
?Honestly, I?d heard a little bit of what had happened during that big whole rant, but I?m not big on, like, TMZ or anything, so I didn?t read too much into it,? said Daniela Bobadilla, who plays Sheen?s 15-year-old daughter, Sam Goodson. ?As a person, he?s just the most caring, and he?s extremely grateful for anyone and anything around him.?
Though you may not recognize her name, Bobadilla isn?t exactly a newcomer to the small screen. She played Emma on NBC?s just-canceled ?Awake,? and guest starred on ?Desperate Housewives? this year before the series ended.
The doe-eyed 19-year-old?s character has her work cut out for her on ?Anger Management.? ?High-schooler Sam has the task of keeping her anger-prone, superficial father (Sheen) on the straight and narrow. While Bobadilla hasn?t a qualm in the world about working with the infamous actor, ignoring his past requires some clever phrasing and unique thinking.
Asked whether Sheen?s past behavior taints the show, Bobadilla demurred, then responded, ?Depends what you focus on."
But for her it?s not Sheen?s past but his imminent retirement that?s most upsetting. ?Charlie?s just so good I got really sad when he told me that (he?s retiring after ?Anger Management?). I asked him one day on set, ?Are you sure?? He?s like, ?Yeah. You can watch my earlier stuff. I?ve done it for a while.? So many people love him. I mean, I?m going to be sad. Really sad.?
Perhaps this sadness stems from an apparently reinvented Sheen who has crafted a kinder image of himself during this final, redemptive hurrah, showing a sweet disposition toward Bobadilla ever since her first audition for the show.
After the audition, ?Charlie started singing one of the songs that I had done in a musical theater production, and it totally freaked me out,? Bobadilla recounted. ?I was like, ?Uh ...,? and he?s like, ?Yup, I YouTubed you!? ?
Run a YouTube search for Sheen, however, and it?s clear that he doesn?t lead as bright and smiley of a life as his co-star. It's difficult to see the Sheen that Bobadilla so fondly describes. His frustration with ?Two and a Half Men? still lingers, and he maintains a bitterness toward the TV industry that was made evident in his recent interview with The New York Times.
?I watch those yahoos (at "Two and a Half Men") struggle over garbage, and it was still garbage and insisting that they?d done their best, and they hadn?t," he fumed to the paper. "They got lazy. And they got other shows going and abandoned us. Whatever.?
While Sheen works his way through his multitude of recent missteps and the relationships they've destroyed, in Bobadilla's glimmering eyes, the sun is brightly shining and everything is swell for her co-star and "Anger Management."
"I have to see him as the person he hopefully is," she said. "He?s back, he?s OK, he?s trying to make things right!?
Whether it's true is beside the point.
"Anger Management" premieres June 28 at 9 p.m. on FX.

Canadian Medical Association Journal
A new report from the province of Quebec that recommends medical assistance to die will reignite the debate over euthanasia in Canada, states an editorial published in CMAJ (Canadian Medical Association Journal).
The Dying with Dignity commission of the Quebec National Assembly recently issued its report after two years of public and expert consultation and research.
Advocates of this approach argue that medically assisted death is a patient's right. It should therefore be considered as an end-of-life care option rather than a criminal act.
"Many physicians and patients will find this a shocking prospect to consider," write Drs. Ken Flegel, Senior Associate Editor, CMAJ, and John Fletcher, CMAJ Editor-in-Chief. "Frail, dependent patients often feel a burden to their families or caregivers, and the unspoken possibility of a quick resolution to their predicament may complicate an already stressful situation," they write.
If Quebec decides to adopt the recommendations, legal safeguards must be built in to protect health care workers and patients from potential abuses once the changes are made. Public consultation in Quebec as well as national discussion and involvement of federal lawmakers are needed if changes are to be made to the criminal code.
"The ethics of euthanasia are a familiar debate in Canada; one that may have been theoretical, until recently, because of the tacit assumption that doctors do not kill people. In Quebec, the debate is moving from theory toward practice. Which way will legislation go? Will the rest of Canada follow? Those who care about the answers to these questions must speak up now, and with conviction," conclude the authors.

JERUSALEM (AP) ? Israel's prime minister says he hopes peace with Egypt will remain intact after it chose an Islamist president.
Israel has been apprehensive about the possibility of the Muslim Brotherhood taking the top spot in neighboring Egypt, because the veteran Islamist group does not formally recognize Israel.
Israel and Egypt signed a peace treaty in 1979.
Reacting to the announcement that the Muslim Brotherhood candidate won, Israeli Prime Minister Benjamin Netanyahu hoped the treaty would stand.
"Israel expects to continue cooperation with the Egyptian government on the basis of the peace agreement between the two countries, which is of interest to the two peoples and contributes to regional stability," Netanyahu said in a statement Sunday.
Egypt's Muslim Brotherhood has said it would maintain the treaty but would demand changes in it.

Each year in commercial real estate, it is necessary to establish a marketing budget for the agency office. Proactive marketing of the agency office then assists the individual salespeople in their cold calling and prospecting activities.
When the marketing activities of the salespeople are matched to the marketing activities of the office, the branding reaches your target customer. In commercial real estate, the typical target customer or client will be one or more of the following:
Property investors of existing property
Property Investors wishing to acquire in the local area
Business owners in the local region
Solicitors and accountants that have property related clients
Tenants located in commercial buildings
Tenants located in retail shopping centres
Tenants located in industrial buildings and Parks
Property developers
In recent years, the marketing process in commercial property has changed substantially with the addition of electronic and Internet related marketing. The marketing package for a commercial agency remains a critical component of the yearly business plan.
To reach your target market the following components of the marketing plan should be considered:
Direct mail letter marketing to the people in the above list should be ongoing. The best value and conversion rate in this process is achieved through following up the letter with a direct call.
Unaddressed mail flyers drops through the local post office should occur three or four times a year.
Press advertising where appropriate and affordable is useful on the days where real estate features in the local media.
Success letters should be dispatched through the local area when property sales or leasing?s have been achieved.
Just listed letters should be dispatched through the local area when new properties are listed for sale or for lease.
Radio advertising is useful in regional towns where it is more affordable and can reach the target market.
Television advertising is only useful where it is affordable and it can reach the local target market. This is usually in the case of a regional town.
Telemarketing and cold calling should always be part of the marketing package for a real estate office. Caution needs to be exercised with regards to the do not call register that could apply in your location and the local legislation that relates to cold calling processes.
Community related marketing with signboards on sports venues is always useful where affordable.
Sponsorship of community groups and clubs is also wise strategy if the members of that group are aligned to the real estate product that you sell or lease.
Developing a simple group of promotional products to hand out to customers and the people you meet each day
Signboards are the most important marketing tool in the agency business. The more signboards you have in your territory, the stronger the branding for your real estate office.
The use of the Internet today requires careful selection of domain name, website identity, listing of properties on the Internet, search engine optimisation of your website, database, and Email integration.
Social Media Marketing tools that are becoming a big component of real estate communication. Whilst this can be done individually with each and every salesperson, it should also be done for the real estate office with its own business brand. Given that the marketing process here is quite specialised, it pays to involve experts in the process until it is well established and functional.
The process of marketing in commercial property is critical to the performance of the office. It complements the activities of the salespeople. In this way you can build market share consistently each and every year.
